ABOUT OXFORD TOWNHOUSE CONDOMINIUMS
Oxford Townhouse Condominiums (Phase I & II) is a charming 16-unit residential condominium community tucked into a quiet section of Chapel Hill, close to the East Gate Shopping Center, and the intersection of US 15-501 (Fordham Blvd) and E. Franklin Street. All 16 condos are located on Banbury Lane, Chapel Hill, 27517.
Formed in 1973, the community consists of three buildings, with one and two-story condos starting at 1,492 s.f. Each owner is entitled to the use of two parking spaces in the parking lots as shown on the community plat map. There is ample storage space in each unit's attic, which is accessible by a pull-down staircase. Building 1 owners also have use of additional storage space located in the basement.
The community is currently managed by a 3-person board of directors who are elected by the membership at the association’s annual meeting, which is typically held in January. All board members serve a one-year term and the officer-positions (President, Vice President, Treasurer and Secretary) are elected/chosen by the board-members themselves.
Monthly dues are slightly different for most units and are determined by the percentage of ownership as outlined in the Covenants, Exhibit B. As of January 2016, monthly dues range from $206 to $228. Owners have several payments options, however, all payments are due on the first of each month and $20 late fees are applied if dues are received after the 15th of the month. The condo association pays for landscaping, exterior maintenance (siding, roof, gutters, etc.), common-area lighting, paving, and other costs specifically outlined in the community’s covenants and yearly budget. NOTICE OF RIGHT TO VOLUNTARY MEDIATION
Pursuant to Section 7A-38.3F of the North Carolina General Statutes, all members are hereby informed that you have a right to initiate mediation pursuant to the terms of the statute to try to resolve a dispute with the Association. Both the homeowner and the Association must agree to mediate the dispute, and each side is responsible for splitting the cost of the mediation, including payment of a professional mediator. The mediation process is an opportunity to reach an agreement to resolve a dispute – neither side gives up their right to go to court to have a judge resolve the dispute if the parties are not able to reach an agreement through mediation. The specific process to initiate voluntary mediation is outlined in Section 7A-38.3F of the North Carolina General Statutes.
