CEDAR CREEK CONDOMINUMS

Built in 1986 and located in Hillsborough, N.C. 27278, Cedar Creek is a quiet, 24-unit condominium community (with pool) at 1812 Orange Grove Road…with quick access to both I-40 and I-85.

Residents can expect frequent solitude in the community’s over-sized swimming pool that was originally built for a significantly larger community than what was ultimately developed.

Access to all points of interest in Hillsborough are a quick drive from the neighborhood, where there is ample parking for two or more vehicles, per unit.

The association is led by a 7-person board of directors who are elected by the membership to serve 3-year terms.  The annual members’ meeting is typically scheduled during the month of November/December.  Board of director’s meetings are typically held on the second Monday of each month at the Orange County Library at 137 West Margaret Lane.  Members/owners are always welcome to attend the monthly board meeting, however, due to limited space, please notify the property manager (via email or phone) at least 48 hours prior to attending so that sufficient meeting space can be arranged.

Beginning October 1st, 2018 monthly dues will be $280.00 and are due on the first of the month.  A Working Capital fee of 2.5 months of dues is charged to the buyer upon each purchase.  Payments should be made through the online Owner Portal.

The condos’ cedar-siding was last painted in 2015 and all of the roofs were replaced in 2002/2003.  Owners pay their own water bills and the community is just outside the Hillsborough town-limits, but within Orange County.

Terminix inspects all of the condos, and pool-house, each November for signs of termites.  Inspection results are available to members by contacting your property manager.  If termites are found they are eradicated and if any resulting damage is discovered Terminix will repair affected areas.

Trash is picked up every other Wednesday by Republic Services.
