ABOUT GRAHAM COURT
Graham Court Condos is a 3-story, 24-unit residential condominium community located within the West Chapel Hill Historic District, just two blocks from Franklin Street and one block from the University of North Carolina campus in Chapel Hill.
Built in 1928, the community consists of two buildings (233 and 235 McCauley Street), each with 12 units.
All condos are one-story, approximately 953 square feet, with one bath and are accessible by an interior stairwell and an exterior fire-escape.
Graham Court is currently managed by a 4-person board of directors who are elected by the membership at the association’s annual meeting. All board members serve a one-year term and the officer-positions (President, Vice President, Treasurer and Secretary) are elected/chosen by the board-members themselves.
Each unit comes with one reserved parking space, for a community total of 24, and the remaining 13 unmarked spaces are first-come, first-serve. Parking anywhere on the property requires a valid parking permit and unauthorized vehicles are towed by Talbert’s Towing, 919-933-0066.
Each year, the Town of Chapel Hill offers five on-street parking permits for residents whose address is 233 McCauley Street and five for 235 McCauley Street. Residents who purchase parking permits are issued a Zone D (Red) permit and may only park on the 200 block of Cameron Ave., McCauley St., Patterson Place, W. University Dr., Vance St., Wilson St., Wilson Ct., and Pittsboro St.
Monthly association dues are $240 and are due on the first of each month. “Working Capital” of two months of dues ($480) is paid by the buyer at each closing. Monthly dues should be paid through the online Owners Portal.
The condo association pays for landscaping, trash pick-up, recycling, exterior maintenance (siding, roof, gutters, etc.), common-area lighting, paving, maintenance of the interior common-area (i.e. stairwells) and other costs specifically outlined in the community’s covenants and yearly budget.
The roofs were replaced in August 2014 by Onofrio Construction, using a 30-year shingle. There is a 5-year labor warranty that ends August of 2019.
The mail route is named “City-2” and the mail carrier is David Congdon.
