Cranebridge Place

Cranebridge Place Townhome Association is a 48-unit residential townhome community located in the city and county of Durham but with a Chapel Hill address and a zip code of 27517. Townhomes range in size from approximately 1,120 to 1,796 s.f. 


Built in 1989/1990, the 48 townhomes of Cranebridge Place are composed of 13 separate buildings and the association is currently managed by a 7-person board of directors who are elected by the Membership at the association’s annual meeting.  All board members serve a two-year term and officer-positions (President, Vice President, Treasurer and Secretary) are elected/chosen by the board-members, themselves, for a one-year term.


Cranebridge Place lies within the greater Downing Creek neighborhood. Townhome owners have full rights and privileges to the Downing Creek Community Association. Downing Creek, the master association, also charges semi-annual dues to Cranebridge Place residents, however, pool and tennis courts costs are not included in the master association dues and are a separate cost. As of February 2025, monthly townhome dues are $315, and slight annual increases should be expected annually to adjust for inflation. Each purchaser is charged a Working Capital Fee of $900 that is collected at closing.  Also collected at closing is an HOA Certification Fee of $175 that is charged to the Seller.


Potential owners and residents should be familiar with the association’s governing documents (Declaration, Bylaws, Rules and Regs, etc.) which cover, among other things, the following:


  1. Each owner is entitled to two parking spaces. Residents with more than two vehicles may not park a 3rd vehicle on the property. Visitor Parking is intended for temporary/short-term visitor parking.  
  2. The association does not provide insurance on the buildings/townhomes, so each owner must insure their own townhome (interior, exterior, contents and liability)
  3. The association maintains the landscaping, exterior building maintenance, concrete walkways, streets, common area parking pads, roofs, decks, gutters, and other items, as budgeted. 
  4. The association does not maintain glass surfaces, doors/door frames, exterior lighting fixtures, outlets, outside faucets or detached exterior structures. 
  5. The association provides annual termite inspections, but not exterior or interior pest controls services. 
  6. Townhomes may not be used for “transient or hotel purposes”, nor shall any home be leased for a period of less than 30 days. 


The roofs were last replaced in August 2010 by Strickland & Associates, using a 30-year shingle.  The next roof replacement project is expected to be around the year 2035. 


The City of Durham picks up trash every Tuesday, and recycling every other Tuesday.  Yard waste containers are picked up every Wednesday. 


Monthly association dues may be paid through each owner’s Online Portal, or by sending your payment to Cranebridge Place Townhomes, PO BOX 531175, Atlanta, GA 30353-1175.  Payments should be made out to "Cranebridge Place Townhomes".  


Mailbox keys, like individual townhome keys, are the property/responsibility of each owner. For lost mailbox keys or difficulty opening your individual mail-slot, owners should contact the post office, in person, to place an order for a new lock and key. 


Individual water shut off valves are located in one of the following areas:  the pantry closet in the kitchen; the closet near the front door or in a first floor bedroom closet.


Owners are responsible for purchasing and insuring their own townhome and lot, as the HOA does not provide insurance on individual townhomes.

Paying Dues

Dues are paid through the Appfolio online Owner Portal, a leading cloud-based software program for HOA management. 


If you already have an account, you can log in from the Owner Portal Login link at the top of the page.


By paying dues directly through the Owner Portal, your account will reflect your current balance in real-time. You can also contact your property manager through the site, make requests, download forms, review HOA documents etc. The owners portal will streamline communications with your property management team and your board of directors.

NOTICE OF RIGHT TO VOLUNTARY MEDIATION Pursuant to Section 7A-38.3F of the North Carolina General Statutes, all members are hereby informed that you have a right to initiate mediation pursuant to the terms of the statute to try to resolve a dispute with the Association. Both the homeowner and the Association must agree to mediate the dispute, and each side is responsible for splitting the cost of the mediation, including payment of a professional mediator. The mediation process is an opportunity to reach an agreement to resolve a dispute – neither side gives up their right to go to court to have a judge resolve the dispute if the parties are not able to reach an agreement through mediation. The specific process to initiate voluntary mediation is outlined in Section 7A-38.3F of the North Carolina General Statutes.
