Kirkwood Homeowner's Association is a 109-unit townhome community, tucked into a quiet hillside near the intersection of Weaver Dairy Rd. and Erwin Rd. in northeast Chapel Hill. Its location provides easy access to nearby shopping, UNC & Duke, Interstate 40 and the free Chapel Hill busline.
Built in 1984, 1987 and 1988, the townhomes are arranged in duplex and triplex buildings of consistent design and appearance, separated by landscaped common areas of mature trees, shrubs, and flowers. The Kirkwood community features private streets, cul-de-sacs, a swimming pool, tennis/pickleball court, and a multipurpose court. Homes feature front porches, private rear decks or patios, and fireplaces. One-story plans predominate.
Kirkwood is a welcoming community where neighbors try to keep a healthy balance between social participation and respect for others' privacy. Annual meetings are held to elect board members (3-year terms), present financial information and vote on policies or special assessments. Each home is entitled to one vote at any meeting. Currently there are seven volunteer, non-paid board members who serve staggered terms, including President, Vice-President, Secretary and Treasurer.
Monthly Dues - As of January, 2023, monthly association dues are $320.00 per home. A late fee of $20 is assessed to accounts that are not paid in full by the end of the month.
Working Capital - Each purchaser must pay a Working Capital Fee at closing equal to two months of HOA dues.
Insurance - The HOA's bylaws provide infromation on the assocation's insurance policy. Individual owners are encouraged to consult with their own insurance agent to determine what additional coverage they should obtain.
A pool and two courts for tennis/pickleball and multipurposes are for the pleasure of homeowners and renters only.
The multipurpose court is used for basketball, unleashed dogs, kid’s ride-ons, a raised garden area, and other activities
Dogs - Dogs are welcome at Kirkwood and waste bags are available.
Parking - Homeowners are entitled to the use of two parking spaces conveniently close to their home. Visitor/temporary parking is located at the pool/court area and in a cul-de-sac lot neaar Kirkwood Drive nd the Old Oxford Road exit.
HOA Newsletters are published periodically.
An email list of residents is maintained by Rampart Management to inform residents of upcoming events or concerns and weather warnings.
Your association dues can be securely and easily paid by using the Appfolio online Owner's Portal, a leading cloud-based software program for HOA management.

By paying dues directly through the Owner Portal, your account will reflect your current balance in real-time. You can also contact your property manager through the site, make requests, download forms, review HOA documents, etc. The owners portal will streamline communications with your property management team and your board of directors.

NOTICE OF RIGHT TO VOLUNTARY MEDIATION Pursuant to Section 7A-38.3F of the North Carolina General Statutes, all members are hereby informed that you have a right to initiate mediation pursuant to the terms of the statute to try to resolve a dispute with the Association. Both the homeowner and the Association must agree to mediate the dispute, and each side is responsible for splitting the cost of the mediation, including payment of a professional mediator. The mediation process is an opportunity to reach an agreement to resolve a dispute – neither side gives up their right to go to court to have a judge resolve the dispute if the parties are not able to reach an agreement through mediation. The specific process to initiate voluntary mediation is outlined in Section 7A-38.3F of the North Carolina General Statutes.
